Old Metairie Commons

GEOCOR Investments acquired an odd shaped lot on Metairie Road, formerly occupied by three single-family dwellings. Their goal was to develop a mixed use, pedestrian friendly building to house retail, business and apartment occupancies in a way that still fit within one of Jefferson Parish’s oldest neighborhoods. By carefully coordinating structural and MEP systems, and working with Jefferson Parish to navigate their newly implemented overlay district, we were able to design a 16,000 SF, three-story building that fit within the 35 foot height restriction and maximized the buildable area for the site. Brick and plaster, finishes that are familiar elements in the fabric of this largely residential neighborhood, were used for the majority of the exterior. The facade was broken by a series of pilasters to give the building the pattern and feel of a traditional main street. The glass balconies, suspended canopies and aluminum finishes integrated more modern elements, to provide a balance between old & new and give context to the era in which this project is built. The corner, lighted, glass tower serves as a focal point from both directions of Metairie Road.
